Whitewood is a full-service local operating partner for foreign investors in the Benelux. In the logistical and light-industrial segment we cover all bigger markets, hot-spots and logistic corridors, starting from acquisition, investment-analysis over asset- and property management to project management and structuring. Due to our in-house dedicated and experienced team in Belgium and the Netherlands we can identify interesting investments and formulate and appraise the business plan for each asset during acquisition and process the plan during operation afterwards.
Our primary focus is on existing assets and sites on good but not best locations, in need of some restructuring. The typical investments are +15 year old B-grade buildings eighter vacant or let, in need of a (partial) renovation to allow for future proof use in the next decade(s). We bring the assets up to date, introduce modern sustainable techniques, increase the occupant efficiency of the buildings and bring new tenants in. C-grade buildings with bigger needs or even green- and brown field A-grade developments can also be handled. In any situation the assets can be operated easily again by an institutional investor for many years to come after our intensive holding period.
On a higher level Whitewood executes aggregation strategies for its clients, during which portfolios are being erected by repetitively acquiring single assets within a well defined scope. After such acquisition the above mentioned restructuring is again executed, to arrive at an attractive, future-proof and stabilized portfolio after a few years.
